Sterling in Loudoun County, VA

Located in Loudoun County, Sterling is home to NOAA (National Oceanic and Atmospheric Association), the National Weather Service Weather Forecast Office and the former home of internet giant, AOL.  Situated in the area known as the Dulles Technology Corridor, Sterling is home to many I.T. and technical companies.  Dulles International Airport is situated partially in the sterling boundaries.  Claude Moore Park occupies 357 acres in Sterling and provides recreational facilities to the community including a Sportsplex, pools, hiking trails and natural areas. The park also includes the last remaining undeveloped section of the historic Vestal’s Gap Road traveled by the Native Americans, General George Washington, General Braddock and Daniel Boone. Sterling is made of many major and minor communities and has access to major commuter routes such as the Dulles Toll Road, The Dulles Greenway, The 495 Beltway and Interstate 95.  Growth and development continue in the sterling area with new residential communities as well as retail and commercial locations.  Sterling is a contributor to Loudoun County’s recognition as the wealthiest county in the country two years in a row. Alternately, a large portion of Sterling uses the Potomac Falls moniker, but is still technically Sterling.

Originally, Sterling was made up of several large agricultural and dairy farms. With the construction of Dulles International Airport came many changes to the infrastructure and landscape in the Sterling area.  Land prices increased and the development of the major thoroughfare route 28 and today’s Sterling Blvd. In the early 60’s, Marvin Broyhill Jr. and his father purchased and incorporated the Sterling Park Development Corporation and began purchasing land to develop into planned communities of pre-fabricated homes with air conditioning and access to community amenities such as pools and golf courses which are still prevalent in the area today.  This proved to be lucrative as the taxes and land prices were still markedly below those in Fairfax.  The elder Broyhill also envisioned the possibility of commuter rail service to carry citizens to and from Washington, DC on the freight tracks that were the Washington and Old Dominion Railroad. In 2009, Donald Trump purchased the Lowes Island Golf Club in Sterling, renaming it the Trump National Golf Club, Washington, DC hoping to give the Congressional Country Club in Bethesda competition to hold major golf tournaments and attract the PGA Tour.

Broad Run Farms – Founded in 1952, they intermittently refer to themselves as Sterling or Potomac Falls.  This unique area features a wide variety of older homes on larger highly wooded lots with mature trees. Cascades – a 2,500 acre master planned community made up of 6,500 residential homes situated from the Fairfax County line to Algonkian Pkwy. and bordered by the Potomac River and also includes Lowe’s Island. The community features many amenities for residents including 5 swimming pools, 15 tennis courts, 10 multi-purpose courts, 25 tot lots, Riverfront access and more. Countryside – this subdivision created in the mid 70’s, today holds 2,539 homes including 1,269 single family homes 1,168 townhomes and 102 condominium units. Sterling Park – One of the first planned communities in Eastern Loudoun County completed in 1967 and contains a golf and swim club, community center, various schools, churches, businesses and parks. This is an established, unincorporated community and there is no HOA.
