The guest ranch is an established profitable business on multiple parcels totaling 84 deeded acres in theShenandoah Valley, bordering George Washington national forest, and has one of the only 2 outfitter permits in this area to do 1/2 , lunch and full day rides on the National forest.. plus it has 3 full kitchen and bathroom cabins overlooking 2 fishing ponds and 45 permitted camp spots of which 20 or so are actively being used on the campground. There is a special use permit in place to build a 10 bedroom lodge and put up 2 3 bedroom cabin.. also the property has a lot of profitable timber, and a 5 acre piece that if cleared would present 360 panoramic views of the Shenandoah.
